A roof rarely fails overnight. It ages, and the signs show long before it leaks.
What you can see yourself
Cracked or slipped tiles, moss holding moisture against the surface, rusted fixings, sagging gutters, and staining on the underside when you inspect the loft.
A concrete tile roof normally lasts 40–50 years, a metal roof 50 years or more with maintenance.
Repair or replace
If the damage is local and the underlay is sound, replacing individual tiles is enough. Once the underlay and battens are spent, a repair is only a deferred cost.
Do not wait for a drip. Moisture damage in the structure costs many times more than the roof work itself.
